STEP BY STEP GUIDE TO BUYING YOUR HOME

  • Approach your banker to confirm borrowing capacity.
  • Let us find you a new home.
  • Ensure that your legal rights are protected by involving a Solicitor early.
  • Solicitor receives a draft contract from agent.
  • Solicitor contacts client to discuss details.
  • Contract is normally signed with agent.
  • A minimum deposit of $1000 is paid when you sign the contract (Cash, Bank Cheque, Direct Deposit).
  • Banker/Broker will process application and advise whether you have obtained finance by the due date.
  • Banker/broker will process your First Home Owners grant if applicable.
  • If you are not successful- Contract is terminated and you will be refunded all deposit monies paid.
  • You are generally entitled to undertake building, pest and electrical inspections.
  • It is your responsibility to contact inspectors and they will arrange and perform the inspection.
  • Discussion regarding issues that arise from inspection is dealt with between purchaser’s and seller’s solicitors.
  • If you are not satisfied with inspection reports, contract is terminated and you will be refunded all deposit monies.

  • Bankruptcy/Company Search.
  • Once you have your finance approved and you are satisfied with the inspections the Contract is unconditional and your Solicitor and Banker will prepare your file for settlement.
  • You are entitled to a pre-settlement inspection which you arrange with your agent, this ensures the property is in the same condition as your first inspection.
  • Solicitor attends settlement with your banker and settlement funds are paid to seller in exchange for transfer documents and keys.
